WELCOME to the Spyglass Ridge Association's website. This website contains information that may be of interest to the members of the Association, as well as information that may be of interest to the general public.
The Spyglass Ridge subdivision is a planned unit development(PUD) located in Pacifica, San Mateo County, California. The subdivision was originally constructed in 1984 and 1985.The subdivision consists of 27 separately owned lots surrounded by a common area. Each lot owner holds separate title to a lot and all improvements thereon. The Spyglass Ridge subdivision is governed by the Spyglass Ridge Association, Inc.(The “Association”), a California non-profit mutual benefit corporation, which also owns the common area. The lot owners are the members of the Association. Membership in the Association is appurtenant to and may not be separated from ownership of a lot in the subdivision. The original Declaration of the Establishment of Covenants, Conditions and Restrictions (CC&Rs) was recorded on August 15, 1984. The most recent restatement of both the CC&Rs and the Bylaws was approved by a majority of members on November 18, 2014. Under the CC&Rs, the Association is responsible for repairing, replacing, or maintaining the common area including all improvements thereon. The owner of each separate interest is responsible for maintaining that separate interest, except to the extent that maintenance of certain specified components is assigned to the Association.
The Association is governed by a Board of seven Directors elected by the membership. Currently, the board of Directors generally meets bi-monthly.
